How is a visit conducted?
Before the visit, we will send you:
- The apartment address.
- The contact details of the person who will receive you.
Please be punctual, especially during high season, as agents' schedules are usually full.
If you need to cancel or are running late, please contact your assigned agent.
The visit lasts approximately 15 minutes. If you are interested afterwards, we recommend contacting us quickly, as availability is not guaranteed until documentation is approved and payment is completed.
Can I reserve an apartment without visiting it beforehand?
Absolutely! You can reserve an available apartment for the dates you need by providing the necessary documentation (according to our reservation conditions) and paying the amount equivalent to one month's rent. After the transfer is completed, the apartment will be reserved for you, and we will reject any other reservation offers. For this reason, if you change your mind for any reason, the entire amount paid for the reservation will be forfeited.
Can I move in earlier than the date shown on the website?
Generally, no. The date shown usually corresponds to the current tenant’s departure. However, if the tenant leaves earlier and the owner approves it, an earlier move-in may be considered.
What documents do I need to provide to make a reservation?
The required documents will vary depending on the purpose of your stay in Barcelona:

What documents are required to prove the temporary nature of my stay?
The documentation to prove that your stay is temporary will depend on the reason for your visit to Barcelona. As a general guide, we usually request:

- Round-trip ticket (plane, train, or other means of transport) reflecting the approximate dates of the stay.
- Stay for work:
- Company letter (on letterhead or with a seal) indicating:
- Reason for the stay in the city.
- Approximate dates or duration of the project.
- Confirmation that it is a temporary stay linked to that work.
- Stay for studies:
- Enrollment, acceptance letter, or certificate from the university, business school, or study center, stating the dates of the program or course.
- Stay for medical treatment:
- Certificate from the hospital or treating physician indicating the treatment, the center where it is performed, and the estimated duration of the stay.
- Stay due to renovations in the primary residence:
- Letter from the renovation company or insurance company justifying that your primary residence is temporarily uninhabitable and specifying the approximate duration of the works.
In any case, the document must clearly reflect the temporary nature of the stay and approximate dates that align with the duration of the rental agreement. Our team will review each case and inform you if it is necessary to provide any additional documents.
What do I need to pay to reserve an apartment?
To formalize the reservation, a payment of at least the equivalent of one month's rent must be made. Depending on the case, the total initial payment can also be made at the time of reservation, which includes:
- Security Deposit: 1 or 2 monthly installments (depending on the duration of the contract).
- First and second month's rent (or proportional parts, depending on the check-in/check-out dates).
- ITP (Property Transfer Tax), where applicable.

How can I make the payment for a reservation?
You can make the payment in three ways:
- Bank transfer: We recommend an immediate transfer, especially if the check-in is soon. If the funds are not in our account before check-in, we will not be able to proceed with the entry.

What is the ITP in Catalonia?
The Property Transfer Tax (ITP) is a regional tax that, among other scenarios, may apply to certain residential rental contracts.
In Catalonia, residential rental contracts between individuals for housing purposes may be subject to this tax, especially in the case of seasonal contracts or for uses other than a primary residence. At aTemporal, we review each case with our administrative agency and will inform you whether or not this tax needs to be settled based on your specific contract.
How is the ITP calculated for Catalonia?
In Catalonia, for residential rental contracts between individuals, the ITP is calculated by applying 0.5% to the taxable base, which corresponds to the total rent agreed upon for the entire duration of the contract.
Given that tax regulations can change and that different interpretations and scenarios may exist (depending on the type of contract or the purpose of the rental), at aTemporal we do not provide individualized tax advice, but we can:
- Inform you of the type of contract you are going to sign.
- Provide you with the necessary documentation so that your administrative agency or tax advisor can determine whether or not you must file the tax.
If you have any questions, we recommend that you consult with a tax professional or your trusted administrative agency.
How long will the deposit be refunded?
The security deposit is returned within a maximum period of 30 days from the end of the contract, provided that:
- The apartment is returned in good condition.
- There are no pending incidents or amounts to be settled (utilities, damages, etc.).
The refund is made via bank transfer to the account you have provided us.
Are pets allowed in the apartments?
We have apartments where pets are accepted and others where they are not; this depends on the policy of each owner and the rules of the building's community.

Are utilities included in the rental price (water, electricity, and gas)?
Utilities ARE NOT INCLUDED in the apartment rental price. We work with an approximate monthly provision based on the size of the flat:
- 1-bedroom apartment: approx. 150 €/month*
- 2-bedroom apartment: approx. 200 €/month*
- 3-bedroom apartment: approx. 250 €/month*
- 4+ bedroom apartment: approx. 300 €/month*
*Reference values. Always check with your agent for the exact amount in each case.
This provision is paid along with the monthly rent within the first 5 days of each month. If, during the stay, consumption is found to be significantly higher than estimated, you will be informed of the difference.
In some apartments, utilities may be paid via a fixed monthly fee. We will inform you if this applies to your case.
Can I extend my contract?
This will be evaluated in each case and provided that:
- The owner authorizes it.
- There is no other confirmed reservation for the same apartment starting from the end date of your current contract.
If you are interested in extending your stay, we recommend notifying your manager with sufficient notice to evaluate the options and, if applicable, sign an extension.
Can I check in outside of office hours?
Yes, it is possible to check in outside of regular hours, with an additional cost of €30 if it takes place outside of working hours (Monday to Thursday from 9:30 AM to 6:30 PM or Friday from 9:00 AM to 3:00 PM) and on weekends.
In the case of a late check-in between 10:00 PM and 8:00 AM, the fee will be €50.
It is essential that you:
- Notify us in advance.
- Coordinate the exact time with your assigned manager to ensure someone is available to welcome you or provide entry instructions.
Can I terminate my contract before the specified end date?
It depends on the type of contract:
- Open-ended contract (up to 11 months with an open departure date): Usually includes a minimum stay requirement and a notice period for early departure.
- Fixed-term contract (defined check-in and check-out dates): This is a closed stay, and early departure may involve penalties or the payment of the remaining monthly installments, as agreed in the contract.
