First of all, we will send you the details of the visit with the apartment's address and the contact person who will conduct the visit. We request strict punctuality, as during peak months, our agents have a full schedule, and we cannot delay with other clients. In the same vein, if there is any delay, unforeseen circumstance, or cancellation, please contact your commercial advisor directly. The visit typically lasts approximately 15 minutes, and the manager will address basic questions about the rental and functioning of the apartment. Finally, if you are interested in any apartment you have visited, we encourage you to write to us or call us as soon as possible to make a reservation, as we cannot guarantee that the apartment will still be available if you haven't proceeded with the reservation (providing the necessary documentation and paying the equivalent of one month's rent).
Absolutely! You can reserve an available apartment for the dates you need by providing the necessary documentation (according to our reservation conditions) and paying the amount equivalent to one month's rent. After the transfer is completed, the apartment will be reserved for you, and we will reject any other reservation offers. For this reason, if you change your mind for any reason, the entire amount paid for the reservation will be forfeited.
In principle, it is not possible because the date published as available is because another tenant will vacate the apartment on that date, and therefore, it is occupied. In some extraordinary cases, tenants may decide to leave earlier, and in these cases, it could be possible to enter the apartment earlier than the initially advertised date.

To reserve the apartment, you will need to pay the minimum amount corresponding to one month's rent. Optionally, you can also make the full payment of the reservation, which will include: Deposit (1 or 2 months, depending on the contract duration), Rental services (% of one month's rent depending on the contract duration), 1st and 2nd month (or proportional parts), and ITP (Property Transfer Tax).
You can make the payment via bank transfer (we recommend it to be immediate) as the check-in cannot take place unless the money is in our current account. We also offer the possibility of payment by credit card at our offices located at Paseo de Gracia 85, Floor 2. Please note that credit cards incur a handling fee, which will be charged to you. The ITP is the Property Transfer Tax (Impuesto de Transmisiones Patrimoniales) for renting the property for residential use.
This tax is calculated based on the rent, and it only applies to transactions between individuals. The percentage to apply from January 1, 2015, in Catalonia is 0.5%, according to Article 123 of Law 2/2014, of January 27, on fiscal, administrative, financial, and public sector measures. This percentage is applied to the taxable base, which is the total rent for the duration of the contract.
The deposit will be refunded within a maximum period of 30 days from the end of the contract. This amount will be returned via bank transfer to the account you provide.

Utilities are NOT INCLUDED in the apartment's rental price and will be calculated based on standard reference values and the surface area of the property. The approximate minimum cost of utilities is as follows:

• 3-bedroom apartment - €200/month
• 4+ bedroom apartment - €250/month

This payment must be made along with the monthly rent within the first 5 days of each month. At the beginning of your stay, the meter readings will be taken. If excessive consumption is observed, you will be informed of the amount corresponding to the difference between the estimated and actual consumption. At the end of your stay, the readings will be compared, and any differences will be charged. In some apartments, utilities may need to be paid with a fixed monthly fee. These expenses are the responsibility of the owner (community expenses and IBI) except for the ITP.
The contract can be extended as long as the owner permits it and there are no other reservations after the contract's end date.
Yes, but there is an additional cost of €30. As an important note, if you arrive in Barcelona outside our office hours (Monday to Thursday from 9:30 am to 6:30 pm, and Friday from 9:00 am to 3:00 pm), you must notify your assigned manager in advance to coordinate your arrival at the apartment at the time you indicate.
It depends on the type of contract you have. If it is an open contract (for reservations of 11 months with open departure dates) or a closed contract (reservations with definite entry and exit dates).
The property has a Multi-risk/Building-Content insurance, which protects the property, excluding personal belongings.
